A new retail development that needed a site to attract tenants and turn interest into signed leases before the doors even open.

The project

Shops at The Gates is a new retail and commercial development on the US231 corridor in St. John, Indiana, next to the fast-growing Gates of St. John community. The roughly 20,500 square feet of modern, customizable space is aimed at boutique retail, cafes, salons, medical and professional offices, fitness, and more. Unlike a typical business site selling a product or service, this one sells space and possibility to prospective tenants, so the job was to make a future building feel real and desirable, communicate the location advantages, and capture leasing inquiries. The audience is business owners deciding where to put down roots, and the site had to give them the confidence to inquire.

How it came together

We built the site to sell the opportunity, leading with renderings of the development and the headline that this is the newest retail destination at The Gates of St. John. The location advantages that matter most to a tenant, the high-traffic US231 corridor, the built-in customer base from the surrounding community, ample parking, and flexible unit configurations, are presented clearly as reasons to commit.
